Please following the process to ensure that your repair is
handled as efficiently as possible. FLG will be better enabled to handle the
issue completely and quickly with the proper information in the proper format.
Emergency Repairs
These are issues that require immediate attention in order to
protect the value of occupant belongings or the building. Please do the
following:
1.
Email:
Please send an email to

and provide as much detail as possible regarding the issue, how you think it
occurred, how long it has been happening, and what, if anything, you have
already done to try and alleviate the problem. This will better enable the
property manager to diagnosis the underlying problem accurately and have a great
chance of solving it completely the first time. This email will be sent to the
property manager's mobile device.
2.
Phone or Text:
Text or call Robert at 407-538-1000 (mobile phone) and reference the problem.
Confirm that you have sent the email referenced above so that I can ensure that
action has been immediately initiated.
3.
Response:
Your should expect a response within
a reasonable amount of time that indicates the problem has been acknowledged and
repairs preparations are taking place. Reasonable depends on the type and
severity of the problem. In other words, water leaking from a pipe that is under
pressure may not be able to wait a few hours, but a small roof leak during a
thunderstorm may be less of an immediate concern.
4.
Authorization:
If you have not received a response, you are
authorized to contact
the appropriate person in order to prevent further property damage. Please send
another email to indicated whom you have contacted to ensure that two different
people are not assigned to the same problem:

Routine Maintenance:
1. Frequently Successful Solutions:
Many times, your issue may be solved quickly and easily without having someone.
Please take just a moment to review these easy solutions for some of our most
common maintenance requests:

air conditioning:
- unit stops cooling
If the unit has been operating or a long period or time or in very warm weather, the condenser unit may have frozen up. Turn the unit off for
2 to 3 hours to enable it to completely defrost.
- heat - unit will not heat room or
strange smell for vents while heating
If this is the first time the unit has been in use for the season, allow 30 minutes for the unit to function properly. Check the fuse inside the air conditioning closet and the electrical panel box for a tripped breaker. A tripped breaker will be positioned slightly away from the ON position. Move the breaker completely to the OFF position and then completely to the ON position.
- thermostat
issues:

- electrical and smoke detector:
- one or more lights or outlets no longer working
Look for a TEST or RESET button on one of the non-working or nearby outlets. Fully depress the TEST button and then the RESET button. If this is not successful, check your fuse boxes. Ensure that all breakers are fully in the ON position. A tripped breaker will be positioned slightly away from the ON position. Move the breaker completely to the OFF position and then completely to the ON position.
- smoke detector chirping
The battery is in need of replacement. Remove cover and replace with new battery of the same type.
- plumbing:
- toilet continues to run
At times the chain that connects the handle to the flapper can be tangled. Simply lift the lid and ensure the chain is not obstructed.
- low water pressure - faucets
The aerator is usually the problem. Occasionally, tiny particles get trapped in the aerator, the small round piece that is screwed onto the faucet just above where the water comes out. Simply unscrew the aerator by hand or by using pliers with a towel (to avoid scratching the metal) and rinse out the inside of the aerator well. There may be two or more pieces to an aerator, so be careful to keep the pieces in the same order when you re-install it. Hand tighten the aerator back in place and your problem should be solved.
- low water pressure - shower
The shower head is usually the problem. Occasionally, tiny particles get trapped in the shower head. Simply unscrew the showerhead by hand or by using pliers with a towel (to avoid scratching the metal).
Rinse out well and immerse the showerhead in vinegar for an hour or more to remove any interior deposits. Hand tighten the showerhead back in place and your problem should be solved.
